You should receive one of these if a Gas Safe registered engineer installs a heat producing gas appliance in your property. It’s effectively a way of informing the Local Authority of the new appliance, and you should receive it in the post within 28 days of a new appliance being installed. As a result of recent COVID-19 restrictions affecting the ability of registered engineers to renew their gas safety qualifications, registrations have been temporarily extended.
Therefore, if your engineer’s ID card shows a job category which has expired on or from the 1 March 2020 and this type of work is due to be carried out at your property, please check the engineer’s current registration status. You can do this by using our on-line Find and Check services.
The documentation an engineer leaves after having fitted, serviced or safety checked an appliance is dependent upon the purpose and type of work carried out. The only documentation required by law is a Landlord Gas Safety Record. It will detail exactly what checks the engineer has carried out and if the appliances checked meet the appropriate safety standards. Find out more about Gas Safety Records.
Just like a car, a boiler needs to be well maintained in order to keep it operating at its best. We recommend a yearly boiler service to help ensure that your boiler is running as efficiently and safely as possible.
Please be aware that many house insurance policies also stipulate that your boiler must be maintained as a condition of your agreement.
Why do you need one?
As a landlord, you are responsible for the gas safety of your tenants. You must ensure that all gas appliances are working correctly and safely.
Therefore, every rental property that has any sort of gas appliance, whether it be a gas boiler, hob, oven or fire, requires a Gas Safety Certificate. These certificates can only be issued by a technician registered with the Gas Safe Register. All our engineers are registered with the Gas Safe Register.
The Gas Safe Register superseded CORGI (Council for Registered Gas Installers) as the sole legally recognised gas safety register in the UK on 1st April 2009. A Gas Safety Certificate is valid for a year from the date it is issued.
